| Land Acquisition Generally, NCCLT purchases the land beneath various housing development
projects and leases the land back (for a 99 year lease term) at below-market fees to low
to moderate income owners/residents of the improvements thereon. By removing the
speculative cost factor of the land, and by incorporating an equity limiting resale
formula, NCCLT insures that housing costs remain affordable for both current and future
generations of low income home buyers. Occupants of the improvements benefit from a
reduced cost of the land, because NCCLT covers that cost and passes through only a
below-market lease fee.
Housing Development
NCCLT serves as housing development coordinator/consultant to
tenant groups seeking to exercise their "first-right-to-purchase" their
single-family or multi-family buildings when their landlords put them up for sale.
In addition to ground lease, NCCLT provides tenant organization support, project
feasibility, financial packaging and loan applications, architect and contractor
selection, construction monitoring and permanent financing and close-out.
Asset Management
The purpose of the Asset Management division is to provide
ongoing oversight and monitoring of fiscal operations, maintenance, refinancing and
resident support, initially for NCCLT completed projects - with a long-term plan for
expansion to include other, "stand alone" cooperatives. This work is
planned in response to requests from cooperatives, individual residents, local lenders and
other nonprofits. Some of the requests for assistance come from buildings with aging
populations and property management companies - concerning refinancing and / or capital
improvement or social services. |
